What are the requirements?

Avery Trace is proud to offer affordable housing to renters in the Port Arthur community.

  • Maximum income below the 60% AMI threshold as determined by HUD. Check our application page for more details.
  • Minimum income equal to 3 times the rent in a month. 
  • Tenant income certification completed before move-in and annually going forward.
  • Bankruptcy, Judgments, money owed and evictions from previous landlords will be a denial.
  • We look at criminal history, felony, and/or misdemeanor convictions. Sexual offense or drug related cases will be an automatic denial.
  • 2 residents per bedroom allowed.

What documents will I need to be approved?

– Government-issued ID for anyone 18+.
– Original birth certificate for any child under the age of 18. 
– 2 months of current and consecutive paystubs for each adult applicant. 4 paystubs if you’re paid bi-weekly, 8 paystubs if you’re paid weekly. 
– Child Support Income Verification Paperwork copy or Family Law History for each child. 
– Divorce Decree copy. 
 1 checking account statement for each account held by the applicant for each adult applicant. 
– 1 savings account statement for the current month for each account held by the applicant. 
– Employment and rental contact information: telephone and e-mail/fax for Human Resources and current as well as previous landlord(s). 
– Self-employed: most recent tax return with Schedule C or Profit and Loss Statement from a CPA.

How much is the application fee?

The application fee is $35.00. We will do both a background and credit check.

Do we take pets?

We only take pets on in certain apartments. Pets must be 25 lbs or less. We do not always have pet apartments available so please call and check availability.

Do we accept Section 8 or any type of housing vouchers?

Yes, if all other criteria listed above is met and if your completed application is approved.

If you have an active Housing Choice (section 8) Voucher, we will ask you to provide the active voucher documentation and Request for Tenancy Approval packet. If you are transferring your voucher between properties, we will also need a signed notice to vacate form to verify that you are in good standing with your previous landlord.

What are your leasing terms?

We only offer 1 year leasing terms. We do not offer any short term leasing of any kind.

How do I do my laundry?

2 bedroom and 3 bedroom apartments include a washer/dryer hookup. Our on-site laundry facility will be available for new residents soon!
